・Property performance optimisation strategy formulation, execution and management.
・Compiling periodic property and portfolio performance report.
・Property valuation and Hold/Sell Analysis.
・Property disposition related services.
・Loan covenants management.
・Vendor management (Property Manager and other vendors).
・Loan refinance.
・Execution of property/portfolio asset management strategies based on discussions and decisions made in Board Meetings.
・Property performance optimisation strategy formulation, execution and management.
・Compiling periodic property and portfolio performance report.
・Property valuation and Hold/Sell Analysis.
・Putting together approval materials for obtaining new property or portfolio initiatives approvals from the Board Members. - 必要経験
-
・1 to 5 years experience in real estate asset management in a Private Equity Real Estate company
・University degree in finance, accounting, business administration or real estate.
・Professional qualifications or post graduate qualifications (MBA) are an asset.
・Strong research, financial, valuation, modelling and analytical skills, detail-oriented with ability to work independently and manage workstreams.
・Excellent negotiation skills.
・Knowledge of real estate market trends
・Ability to multi-task and prioritize, strong organisational skills and attention to detail.
・Service-focused, with a desire to be a strong partner to investment teams, core services and other stakeholders.
・Team player with good interpersonal and communication skills.
・Ability to articulate complex information.
・Inquisitive self-starter, with ability to work in a high performing culture, under pressure and with time-sensitive deadlines.
・Ability to drive co-ordination and project manage amongst multiple stakeholders.
・Intermediate to advanced knowledge of MS Office (Word, Excel, PowerPoint, Outlook) and comfort with learning new applications.
・Team-oriented, self-directed, inquisitive, driven and committed to continuous quality improvement.
・Relentless intellectual curiosity and a drive to excel at the highest level.
・Advanced level English and native Japanese.
・Ability to work with functional teams within the company, namely, Asset Management, Treasury and Portfolio Management.
・Adept at learning new investment management systems and using analytic tools.
・Ability to interpret complex data and results into usable information.
・Role may include assisting / taking on elements of acquisitions of new target investments alongside the Acquisitions Division.
・Ad-hoc property analysis to provide insight into property analytics, portfolio evolution pro-forma. - 予定年収
